What does the deposit cover?

The deposit reserves your listing slot and your single advisor's bandwidth. Funds sit in a licensed trust account — not in our operating account — and are applied toward your commission at closing. You don't pay the deposit twice.

Is the deposit refundable?

Yes. If the property doesn't sell within the agreed window, the full deposit is returned to you, no questions asked. The only carve-out is withdrawal after a buyer is under contract — and full terms are written down before you commit, so the policy is in your hands before any money leaves your account.

What happens if my property doesn't sell?

The deposit is returned in full. Trust account funds remain untouched by us until closing. We're incentivized to sell, not to churn listings, so an unsold property ends the engagement cleanly with your capital intact.

Why no handoffs?

Because the industry norm is to split listings between a "listing agent," a "buyer agent," and an "operations team" — and the cost of that handoff is context: each new person has to be re-briefed, re-aligned, and re-paid. One advisor from first conversation to closing means no context loss, no mixed signals, and a single point of accountability for the entire sale.

How does pricing change for property value?

Our commission is on a sliding scale: 1.0% on $1M–$9.99M, 0.80% on $10M–$49.99M, and 0.60% on $50M+. The deposit is $5,000 below the $10M threshold and $10,000 at or above it. Tier boundaries align with those commission bands so the math stays consistent across all three tiers.

Purpose

Demonstrates serious intent. Funds are held in a trust account and applied toward your closing costs at settlement.

Amount

$5,000 for properties under $2M. $10,000 for properties $2M and above. The deposit is applied to your closing costs at settlement — it's not a fee.

Refundable

Fully refundable if the property doesn't sell, unless you withdraw after a buyer is secured under contract. Full terms provided before you commit.

Trust account

Deposits held in a licensed trust account, separate from operating funds. Not accessible to us until closing. Full accounting provided.
